Unit Owner Agreement
Owner and contractor acknowledge reading “Contractor Guidelines”, on the Marina Bay Club website FORMS page and agree to fully comply & assume full responsibility if they do not abide by those guidelines., Contractor and/or owner are responsible to contact the on-site Property Manager or the Proper Management Company before moving contraction materials on property - in order to coordinate needed safeguards., Elevators may not be used for moving construction materials without proper elevator safeguards put into place (i.e. pads).
Contractor must contact on-site Maintenance Associate support@marinabayclubnaples.com to arrange for elevator padding., The use of the Association dumpster or trash chute is strictly prohibited. All construction and repair trash must be removed daily from the premises including any boxes, packing material, appliances, furniture, or residual material. All exterior walkways, elevator floors and parking lots may not be blocked and must be cleaned daily and be free of dirt, dust or debris., The storage or placing of construction materials on common area property or any area that is visible from the road at any time is strictly prohibited. Owner is responsible for complying with all Easements, State, County and City building codes and to obtain all applicable permits. The Marina Bay Club Condominium Association shall be “HELD HARMLESS" for any and all incidents or damages that may arise during or after the project., To abide by the decision of the ARCHITECTURAL REVIEW BOARD and/or the Board of Directors regarding this application.
The Owner is “ultimately” responsible for all actions under this application. If owner’s request is not approved, or work performed is different than approved by the ARC/ACC, owner understands and agrees, that owner will be required to restore area back to its original condition., Unit owner may also be subject to legal action by the association and that owner shall be responsible for all reasonable attorney fees and costs., Owner acknowledges Property Mgr. or Maintenance Assoc. has the right to stop all workers should they perform outside the improvements or alterations as Approved by the Board of Directors., Owner acknowledges Property Mgr. or Maintenance will cease all work if Common Areas sustain damage, not cleaned daily as require. Owner acknowledges Property Mgr. or Maintenance will cease all work if inappropriate behavior determined by Management is shown by contractor or any individuals under there direction” as may be determined by the Management.
