Joining parcels for tax purposes will consolidate multiple parcels under one parcel number for tax purposes only. This does not alter any previous conditions such as land use, zoning, or restrictions that maybe in place. Joining parcels for tax purposes does not eliminate the interior boundary lines or create
new boundary lines of the affected parcels. The legal description for each parcel proposed for joining will not change but remain as currently filed with the Fairfield County Recorder’s Office.
The following criteria must be met for parcels to be combined:
1. All parcels must have identical ownership.
2. All parcels must be located in the same taxing district
3. Proposed parcels must share a common border

Unjoining tax parcels will separate parcels (currently taxed under one parcel number) into separate
parcels with the value divided. Unjoining tax parcels can only be performed if the proposed parcel was
joined for tax purposes by the current or previous owner. Parcels joined by deed or restrictions as set
forth by the governing authority in which the parcels reside cannot be unjoined through this process.
